Gatton Manor

Great news from last night’s Mole Valley Council planning committee meeting.


The Council has resolved to approve the planning application at Gatton Manor for an exclusive 81 bed Country Hotel and spa in rural Surrey.  The scheme included the demolition of the existing Country Clubhouse and re-wilding of the golf course.  We supported the project as highway consultants and our role covered the full suite of transport inputs, including the Transport Assessment, Travel Plan, Construction Traffic Environment Plan, Servicing Management Plan and pre-application highway advice, working closely with the wider design and planning team throughout the process.


This is a strong outcome following a detailed period of technical work and iterative engagement. While the application took time to reach committee, we supported the project team in responding to highways-related concerns raised by residents and stakeholders, ensuring these were addressed through robust analysis and proportionate mitigation along the rural lanes.


From the outset, key considerations included potential impacts on the local highway network, ancient woodland and the implications of the proposed development intensity. Through the process these matters were carefully assessed, refined, and demonstrated to be appropriately managed.


It was encouraging to see the case officer present a well-informed and positive report to committee, clearly demonstrating a strong grasp of the case including transport matters and its supporting evidence. The application was well received by members as a result.

Councillor Weller commented enthusiastically that it is “fantastic that a business like this has got the vision to bring forward something quite this fantastic in our area.”


Ultimately, the application secured strong support, being approved by 14 votes to 1 abstention.

A great example of how early engagement through pre-application advice and a robust technical evidence base can help shape a successful planning outcome.
